SALT LAKE CITY — ViaWest Group, a leading commercial real estate investment and development firm, has broken ground on 9 South Commerce Center, a two-building, 172,438-square-foot industrial development in Salt Lake City. Willmeng Construction is serving as general contractor, continuing a long-standing relationship between ViaWest and Willmeng that spans numerous industrial developments across the western United States. Completion is anticipated in mid-2027.

“We are big believers in Salt Lake City, and 9 South Commerce Center reflects our long-term commitment to investing and developing in Utah,” said Tom Glissmeyer, Market Leader of the Mountain West Region for ViaWest Group. “We are excited about the opportunity to develop another high-quality project designed around the needs of today’s industrial and manufacturing users. With its central location, freeway accessibility and modern building design, it is well positioned to serve businesses looking to grow and operate in Salt Lake City.”

Located on 10 acres at the northwest corner of 2700 West and 900 South, the project is zoned M-2 (Heavy Manufacturing), and the buildings are designed to be LEED certified and provide modern industrial users with what they require. 9 South Commerce is centrally located, within minutes of I-215, SR-201, I-80 and I-15, and less than 2 miles from Salt Lake City International Airport and the Salt Lake Intermodal Hub.

“Thank you to ViaWest and Willmeng, we really appreciate the new jobs and capital investment that is going to be coming into the city and we look forward to partnering with you as you continue to grow here in Salt Lake City,” said Peter Makowski, Deputy Director of the Business Development Division for Salt Lake City’s Department of Economic Development. “We’re really excited about the growth out here in the northwest quadrant and this is just one more project that’s showing how strong the market is here.”

“We’re thrilled about these sorts of projects and the partnership that we have with ViaWest and Willmeng as well,” said Greg Bisping, Vice President of Investor Relations for Economic Development Corporation of Utah (EDCUtah). “About 70% of our projects right now are industrial projects. Companies are eager to find new places where they can grow their business and these sorts of projects really open up a lot of opportunities.”

Designed by AE Urbia Architects and Engineers, and CIR Civil Engineering, both buildings are scheduled for completion in mid-2027 and feature 32-foot clear heights, an abundance of dock doors and ample power availability. Building One is divisible to 16,800 SF, has 32 dock-high doors and three grade-level doors. Building Two is divisible to 14,000 SF, with 28 dock-high doors and five grade-level doors. Both buildings will feature 1,500 SF of expandable office space, high-efficiency warehouse LED lighting, ESFR sprinkler systems, 6-inch reinforced floor slabs, concrete tilt-up construction, and a 180′ shared truck court.

“We’ve been fortunate to build for ViaWest for more than two decades, and we’re proud of the trust and partnership that has developed over that time,” said James Murphy, CEO of Willmeng Construction. “9 South Commerce Center is another opportunity to bring together a great team and deliver a high-quality project that supports ViaWest’s continued growth.”

“9 South Commerce Center is exceptionally well positioned within the Salt Lake City market, with immediate access to major transportation corridors, the airport and the region’s growing business base,” said Nick Slye, Vice President of Willmeng Construction. “It’s a location that makes sense for today’s industrial and manufacturing users, and we’re excited to be part of bringing this development to the Utah market.”

For ViaWest Group, this project marks its latest industrial development in the Salt Lake City market. In 2023, ViaWest executed 5 South Commerce Center, an acquisition and development project, followed in 2024 by Central Commerce Center, a two-building development. More recently, ViaWest broke ground on 5400 Commerce Center in West Valley City, a three-building development totaling 470,334 square feet expected to deliver in December of 2026.

Leasing for 9 South Commerce Center is being handled by Cushman & Wakefield.
