The Utah Housing Strategic Plan estimates that the state has 35,000 fewer homes than it currently needs and reports that only 9% of Utah non-homeowners can afford the state’s median-priced home. The Utah First Homes Award recognizes private-sector partners, local governments and organizations working together to address this challenge by expanding the supply of attainable homes and creating more opportunities for Utahns to become homeowners.
The recognition reflects Cole West’s work with public and community partners to develop thoughtfully planned homes at more attainable price points. Through projects such as Amara, an upcoming community in Washington, Utah, Cole West is helping address the housing shortage by creating new single-family homeownership opportunities for first-time buyers and families seeking additional space.

Developed through a partnership among Cole West, Utah’s Trust Lands Administration and Washington City, Amara demonstrates the collaborative approach recognized by the Utah First Homes Award. The community will add 212 attainable single-family homes to the region’s housing supply, with all homes priced at $450,000 or less. By offering thoughtfully designed homes at a range of sizes and price points, Amara is intended to provide a path to ownership for first-time homebuyers while creating move-up opportunities for growing families that need additional space.
Homebuyers will be able to choose from single- and two-story floor plans ranging from 1,512 to 1,950 square feet, with two to four bedrooms and two-car garages. This range of plans will allow buyers to select a home that fits their household needs and budget while enjoying the benefits of a connected, amenity-rich community.
Amara will feature a resort-style pool and spa, pickleball courts, walking and biking paths, and open green space. The community will also provide direct access to the Coral Canyon trail system, connecting residents with additional opportunities to hike, run and bike. Together, these features are designed to pair more attainable homeownership with the quality of life and community amenities buyers expect from a Cole West neighborhood.
