650 Main tops out in Salt Lake City

Salt Lake City — A development venture comprised of Patrinely Group and USAA Real Estate announces that construction has officially topped out on 650 Main, a 10-story, 332,000-square-foot Class A office and retail development located at the corner of Main Street and 600 South in downtown Salt Lake City.

“We are proud to announce this significant milestone for 650 Main and applaud the development and construction team for their dedication and commitment to keep the project on schedule for a 1st quarter 2022 delivery,” said Robert Fields, president and CEO of Patrinely Group. “Upon completion, we expect 650 Main to exceed the expectations of today’s office users.  In addition to large light-filled floor plates, tall ceiling heights, generous parking and unimpeded views, 650 Main will deliver a robust indoor and outdoor amenity package that is unrivaled in the Salt Lake City office market.”

Designed by HOK, an innovative global design firm, the 650 Main development is targeting LEED v4 Gold and has highly efficient floor plate sizes ranging from 41,000 rentable square feet on the lower floors (levels 1-4) to 30,840 rentable square feet on the upper floors (levels 5-10). The building design will incorporate the latest technology and a variety of amenity areas to promote health and wellness throughout the development. The building recently received the coveted Platinum certification from Wired Score for the high quality of its wired infrastructure, resilience and wireless network.

650 Main will feature a diverse mix of Class A offerings such as floor-to-ceiling glass and 10- and 11-foot ceiling heights to maximize sunlight and panoramic mountain views. Amenities will include an indoor/outdoor fitness center with men’s and women’s locker rooms. Outdoor courtyards will feature a bocce court, ping pong tables, and an area for social gathering including a fire pit and outdoor meeting space. Other amenities include secure bike storage, flexible conference facilities for small or large groups, a spacious lobby with seating areas, and a separate onsite retail space with indoor and outdoor dining options.

In March 2020, the joint venture announced its first office lease at 650 Main with EnerBank USA®. The national consumer lender company will occupy 88,900-square-feet on the top three floors of the building. EnerBank USA® selected 650 Main because of its prime location, ease of access to Interstate 15, and adjacency to a future TRAX light rail station, along with the building’s efficient design and modern amenities.

“EnerBank is looking forward to having our employees join the vibrant Salt Lake City downtown area,” says Charlie Knadler, president and CEO of EnerBank. “The topping out of 650 Main means we are that much closer to enjoying the amenities, transit choices, and economic energy of downtown—especially with so many other projects and advancements being completed over the next couple of years. It will be exciting to add to the successful businesses and lifestyle in downtown.”

According to the 2020 State of Downtown Report by the Downtown Alliance, more than 1 million sq. ft. of new and adaptive-reuse Class A office space is under construction in and around the central business district, including 650 Main. The downtown area offers unique amenities suburban areas don’t have, such as unique dining, nightlife, arts and entertainment choices. Even through the pandemic, interest in downtown office space—and downtown residential demand—has continued at a strong pace, while leasing rates continue to be affordable.

“Our original rationale for developing 650 Main was validated by EnerBank’s decision to move its headquarters here,” says Dennis Tarro, executive managing director of Patrinely Group. “As the country moves out of the pandemic, we fully expect that many other companies will join them in this next generation building.”

The project currently has 238,000 square feet of office space and 4,600 square feet of retail space available to lease with occupancy as early as February 2022. Additional expansion opportunities of up to 325,000 square feet is available in 645 W Temple, a future adjacent office building representing a second phase of the development masterplan.

The landlord’s leasing team is represented by Aaron Jones, Todd McLachlan, and Roman Bernardo of Newmark Knight Frank, and under the direction of Dennis Tarro of Patrinely Group.
