SALT LAKE CITY — JLL announced it has been selected to lead leasing for Triumph Center in Lehi, Utah, following X Development’s recent acquisition of the 750,000-square-foot, five-building office campus, one of the largest in Utah County. Following the change in ownership, X Development renamed the property – formerly known as Thanksgiving Station – to Triumph Center, signaling a new chapter and reflecting a renewed vision and long-term growth strategy. Triumph Center is located in the heart of Lehi, Utah, a growing submarket within the booming Silicon Slopes region.
JLL Senior Managing Director David Nixon and Senior Associate Bronson Rawlins are leading leasing efforts on behalf of X Development, which recently took ownership of the property under the leadership of principals Steve Hutchings and Eric Towner.
X Development is a Utah-based real estate investment and development firm recognized for creating projects that bring energy and connection to the communities it serves. With a portfolio spanning office, retail, industrial, and mixed-use properties across the Wasatch Front, the firm takes a hands-on approach to enhancing and reimagining spaces for today’s tenants.
“With a highly desirable location in the heart of Silicon Slopes and abundant onsite amenities, Triumph Center is an unprecedented opportunity for corporate users,” said JLL’s Nixon. “We know prospective tenants will appreciate the quality and convenience this destination offers and are looking forward to continued leasing success.”
The Class-A five-building office park spans multiple addresses along Ashton Boulevard and Triumph Boulevard, offering unparalleled access and visibility from I-15. Thoughtfully designed to prioritize healthy work-life balance, the campus includes several outdoor common areas, such as basketball courts, a playground, expansive greenspace, fire pits and grills. Indoor amenities include an on-site café, multiple fitness centers, conference centers and more.
“Our acquisition of Triumph Center reflects X Development’s confidence in Utah’s continued economic growth and our commitment to shaping the future of the region’s office market,” said Steve Hutchings, Principal at X Development. “JLL’s proven track record in Salt Lake City, and specifically in Silicon Slopes, will add a competitive edge to our leasing strategy onsite.”
Located in Utah County, Triumph Center benefits from the area’s rapid expansion as a technology and corporate hub. According to JLL’s Q3 Salt Lake City Office Market Dynamics report, Silicon Slopes continues to be the top-performing submarket within Salt Lake City, holding 34% of all leasing activity and seeing multiple deals over 15,000 square feet.
