MARRIOTT-SLATERVILLE, Utah — KUT Fitness has signed a lease with St. John Properties, Inc. for 16,606 square feet of space at 12th Street Exchange, a 19-acre mixed-use business community in Marriott-Slaterville. Upon completion, the project is planned to support more than 175,000 square feet of flex/R&D and retail space. This is the fourth tenant to lease space at 1786 W 12th Street, joining Swags Detailing, LLC and TEC Management, LLC which now occupy the 54,406 square foot building.

Founder and CEO Cindy Spencer had recently retired following a 17-year career working in the property management industry when her health hit rock bottom. After injuring her shoulder, suffering a brain aneurysm, and being diagnosed with Lupus, Spencer decided it was time to prioritize her health and wellness. She became a member of a local gym, immediately embracing the energetic atmosphere, camaraderie, and most importantly, the positive impact exercise had on her physical and mental wellbeing. She was asked to work part-time at the gym and Spencer accepted the position.

“That is where my passion for the fitness and health industry really took off,” Spencer stated. “I enjoyed working with people to explain how the equipment worked, demonstrating proper techniques, and joining them on their fitness journey. It was especially satisfying to see the dramatic results achieved by the members in both their physical appearance and mental outlook, including several total body transformations. I quickly became hooked and yearned for more.”

Spencer considered joining the investment team of a local gym before deciding to venture out on her own, where she could build a health and fitness center from the ground-up. KUT Fitness, a full-service fitness and health center was born, and Spencer expects to be operational within 12th Street Exchange by the end of this year.

KUT Fitness will be stocked with a full range of basic and traditional free weights, dumbbells and specialized fitness equipment, as well as cardio-based machines such as spinning bicycles, treadmills, and ellipticals. The concept will have tanning beds, cryotherapy machines, infrared light therapy stations, and a steam sauna. The facility will also feature a large turf area suitable for running, fitness training, and push sleds. CrossFit, yoga, and Zomba classes will be offered in separate training rooms.

KUT Fitness will also provide members with access to physicians specialized in hormone therapy, a health nutritionist, and other modalities. The facility will be open 24/7 and offer a variety of membership levels tailored to a wide range of audiences.

“Our goal is to provide workout and health-related options for everyone, addressing different age groups, levels of fitness, and overall ability, and we will always be on the look-out to add the latest equipment and exercise routines so we remain relevant,” Spencer added.

After considering several locations, Spencer chose 12th Street Exchange based on the business community’s “position sandwiched Interstate 15 and several major highways,” and the fact that there are “currently no other viable gym options on the west side of town.” She added that large segments of the population are not currently being served by fitness centers and she wishes to fill that void. Spencer added that the 18-foot ceiling heights and open space layout of 1786 W 12th Street suited her needs.

1786 W 12th Street is located at the intersection of 1200 South and S 1900 West and was the first building delivered at 12th Street Exchange. Situated less than one mile from Interstate 15 and less than 40 miles from Salt Lake City in Weber County, more than 20,000 vehicles pass the site daily. Upon full build-out, 12th Street Exchange will include two flex/R&D buildings and two retail buildings. St. John Properties is also marketing a 1.5-acre pad site positioned at the intersection of 1200 South and S 1900 West.
